  1. Character and Appearance - Scale/Design In the opinion of the Local Planning Authority, the overall scale and design of the two-storey extension is considered to have a significant harmful impact on the existing character and appearance of the property, the adjacent property and the area. The development is considered to be contrary to the guidance set out in Core Strategy Policy DC1 (b) and CS5 (c & f), the UDSPD (Section 5 Householder /Domestic Development) and Paragraph 135 of the NPPF .
  2. Amenity of neighbours – 10 Glenfield Drive In the opinion of the Local Planning Authority, the cumulative impact of the two-storey extension to the rear, by virtue of it’s height, projection and proximity to the neighbours rear ground floor lounge window is considered to have a significant overbearing impact and resulting loss of light on the neighbours at 10 Glenfield Drive, contrary to Core Strategy Policy DC1 (c), the UDSPD (Section 5 -Householder/Domestic Development paragraphs 5.4 (d & l) and paragraph 5.7.
