  1. Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: a) Site location plan drawing 2359/09 dated 16th May 2024 b) Existing site plan drawing 2539/07 dated 16th May 2024 c) Proposed site plan drawing 2539/08 dated 16th May 2024 d) Existing external elevation drawing 2539/05 dated 16th May 2024 e) Proposed external elevation drawing 2539/06A dated 28th May 2024 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  2. Time Limit The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. Reason for approval This application is satisfactory in that the external and internal alteration to the building for the proposed development accords with the principles of the National Planning Policy Framework (NPPF) and, where appropriate, the Council has worked with the applicant in a positive and proactive way in line with paragraph 38 of the NPPF (2023). In addition, the proposed condenser units and associated screen fencing accord with the local policy requirements Policies CS4, CS5 and DC1 of the Council's Local Development Framework. In particular, the proposed condenser units and associated screen fencing are designed so that the appearance is complementary to the existing building and will not have a detrimental impact on the amenity of the occupants or the nearby residents. The proposed condenser units will not prevent adequate and safe access to the building and will have no detrimental impact on highway safety.
