Planning conditions
  1. Reason for Refusal 1 In the opinion of the Local Planning Authority, the proposed development would fail to be of a high quality design and would be out of keeping with the existing and planned positive character of the area taking into account the scale of the building, the extent of car parking and general scale and layout arrangements, being contrary to development Plan Policies DC1(b), CS4(g) and (l), CS5(a), (c), (f), and H29(b), Nunthorpe Design Statement Policies CA1 and D1, the Nunthorpe Grange Design Code and Paragraphs 135 and 139 of the National Planning Policy Framework.
  2. Reason for Refusal 2 In the opinion of the Local Planning Authority, the proposed use with high volumes of vehicles arriving and departing from the site over a short period of time, is likely to have a significant harmful impact on the movement of traffic on the surrounding public highways. This is considered contrary to Development Plan Policies DC1(d), CS4(g), CS18(a) and Paragraph 115 of the National Planning Policy Framework.
