Decision & conditions
Decision NoticePlanning conditions
- Rear dormer In the opinion of the Local Planning Authority, the proposed rear dormer extension by virtue of its size, design and location is considered to be in conflict with Local Development Plan Policies DC1 (General Development), CS5 (Design), CS4 (Sustainable Development) and the Middlesbrough Design Guide, as it is excessive in scale and poorly designed appearing at odds with the host property and its surroundings and would cause harm to the significance of the Conservation Area without public benefit.
- Rear garage In the opinion of the Local Planning Authority, the proposed garage by virtue of its design is considered to be in conflict with Local Development Plan Policies DC1 (General Development), CS5 (Design), CS4 (Sustainable Development) and the Middlesbrough Design Guide, as the proposal lacks high quality natural materials and openings of a traditional design and as such does not sustain or enhance the Conservation Area.
- Inadequate incurtilage car parking provision Adequate incurtilage parking provisions have not been achieved in relation to the increase in residential bedrooms and therefore the proposal does not comply with highway safety or capacity requirements contrary to DC1 (test d) and the Tees Valley Design Guide.
