- Poor Design In the opinion of the Local Planning Authority, the proposed development, by virtue of its design is considered to be in conflict with Local Development Plan Policies DC1(c) (General Development), CS5(c&f) (Design), and the Middlesbrough Design Guide, as it would result in an incongruous extension having an adverse impact on the character of the host property.
- Adverse impact on highway safety and freeflow of traffic In the opinion of the Local Planning Authority, the proposed development would result in reduced length parking incurtilage which would in turn result in vehicles overhanging the adjacent footpath and parking both within the highway and on foorptaths, in an area where there is a high demand on the highway and footpaths in terms of vehicle manouvres and pedestrian usage, all of which would adversely affect highway and pedestrian safety and the free flow of traffic, contrary to Local Development Plan Policy DC1(d) (General Development).
