- In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and location is considered to be in conflict with Local Development Plan Policies DC1(c) (General Development), CS5(c&f) (Design), and the Middlesbrough Design Guide, as it would result in a large and prominent extension to the side and rear of the property which would have a significant detrimental impact on the amenities associated with the adjacent properties, and would have an adverse impact on the character of the host property and immediate neighbouring properties.
