Decision & conditions

Planning conditions
  1. Adverse Impact on Character In the opinion of the Local Planning Authority, the proposed dormer extension by reason of the design, size and location, is considered to be out of keeping with the design of the host property, would introduce a bulky and dominant extension to the existing property and would be detrimental to the positive character of the conservation area, being in conflict with Local Development Plan Policies DC1 (General Development), CS4 (Sustainable Development) and CS5 (Design), the Middlesbrough Urban Design Guide and the National Planning Policy Framework which aim to secure a high level of design for all developments and which aim to ensure harm is not imposed on heritage assets.
  2. Impact on amenity and privacy In the opinion of the Local Planning Authority, the scale and position of the proposed dormer would be somewhat overbearing on the outdoor amenity space to the rear of the attached neighbouring property, and in view of its prominance, would give rise to a perception of overlooking and reduction in privacy associated with the adjacent property, contrary to Local Plan Policy CS5.
