I refer to your notification to the Council of your intention to carry out the above proposal. The Council has carried out the procedure required by Government for this type of notification, including consulting with your neighbours. I am pleased to inform you that prior approval is not required for the proposed development. You can therefore carry out and complete the proposed building works as detailed on the submitted plans and specifications, providing all parts of the development conform to the General Permitted Development Order, including that external wall and roof materials (bricks and tiles) match the existing property, and you have made the necessary Building Regulations applications, where necessary. Should you need advice on or need to submit a Building Regulation application, which is a separate legislative requirement to planning, then please contact the Council's Building Control team at: buildingcontrol@middlesbrough.gov.uk or ring on 01642 729375. Currently, there is no date by which time this development needs to be commenced due to current legislation allowances however Government may change this in the future. As such, should you not commence the development that this correspondence relates to within 12 months from the date of this letter, then you are advised to re-contact the Council's Planning team to re-confirm the ability to undertake the development. The Council's Planning team can be contacted at: developmentcontrol@middlesbrough.gov.uk or on 01642 729377. You are also required under the new legislation to advise the Council in writing of the date the development has been completed. Failure to provide this information may invalidate the approval for the development and lead to formal planning enforcement action.
