- In the opinion of the Local Planning Authority, the proposed development, by virtue of its size, design and location is considered to be in conflict with the NPPF and the Local Development Plan Policies DC1(c) (General Development), CS5(c&f) (Design), and the Middlesbrough Design Guide, as it would result in a large and dominant extension to the side and rear of the property which would have a significant detrimental impact on the privacy and amenities associated with the adjacent properties, have negative highway implications and would have an adverse impact on the character of the host property and immediate neighbouring properties.
