  1. By virtue of the scale and design of the proposed single storey rear extension and its location along the shared boundary, it is considered to have a detrimental impact on the amenities of the attached neighbouring property. The proposed two storey side extension will have a dominating and overbearing appearance when viewed from the public highway and neighbouring land and will result in the loss of the large open spaces between dwellings which is out of keeping with the character and appearance of the area. Overall the proposed development is considered to be in conflict with Local Plan Policies CS5, DC1 and the guidance in the Urban Design SPD.
