  1. Approved Plans The development hereby approved shall be carried out in complete accordance with the plans and specifications detailed below and shall relate to no other plans: 21/1022/FUL - application for full planning permission for the alterations to be determined in tandem with this application 17/0624/FUL and 17/0625/LBC - Demolition of rear offshoot, construction of three storey exension to rear. Restoration and conversion of existing building to provide shops (A1), offices (A2) at ground floor and offices (B1) at first and second floor. Approved with conditions 20.12.2027 Reason: For the avoidance of doubt and to ensure that the development is carried out as approved.
  2. Time Limit The development to which this permission relates must be begun not later than the expiration of three years beginning with the date on which this permission is granted. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. Reason for Approval This application is satisfactory in that the alterations to the elevation extension accords with the principles of the National Planning Policy Framework (NPPF) and the local policy requirements (Policy DC1, CS4, CS5 and REG2 of the Council's Local Development Framework). In particular, the alterations are designed so that their appearance is complementary to the existing building and so that they do not have a detrimental impact on the amenity of any adjoining or nearby occupant. The alterations will not prejudice the appearance of the immediate area or the wider area, do not affect the special character of the heritage asset and do not significantly affect any landscaping nor prevent adequate and safe operation of the highway. The application is therefore considered to be an acceptable form of development, fully in accordance with the relevant policy guidance and there are no material considerations which would indicate that the development should be refused.
