  1. This proposal CONSTITUTES DEVELOPMENT within the meaning of Section 55 of the Town and Country Planning Act 1990, but by virtue of Article 3 and Schedule 2 of the Town and Country (General Permitted Development) (England) Order 2015 and any subsequent legislative amendments is of a class which is described as PERMITTED DEVELOPMENT and therefore planning permission IS NOT REQUIRED subject to the following conditions: (a) the materials used in any exterior work shall be of a similar appearance to those used in the construction of the exterior of the existing dwellinghouse; (b) the enlargement must be constructed so that: (i) other than in the case of a hip-to-gable enlargement or an enlargement which joins the original roof to the roof of a rear or side extension: (aa) the eaves of the original roof are maintained or reinstated; and (bb) the edge of the enlargement closest to the eaves of the original roof is, so far as practicable, not less than 0.2 metres from the eaves, measured along the roof slope from the outside edge of the eaves; and (ii) other than in the case of an enlargement which joins the original roof to the roof of a rear or side extension, no part of the enlargement extends beyond the outside face of any external wall of the original dwellinghouse; and (c) any window inserted on a wall or roof slope forming a side elevation of the dwellinghouse shall be: (i) obscure-glazed, and (ii) non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
  2. If you alter your proposals in any way, including in order to comply with the requirements of the Building Regulations, planning permission may be required. The proposal approved by this decision may not be implementable without express planning permission if other external work has taken place under another Certificate of Lawful Development or planning permission granted before or after this decision. If you wish to deviate in any way from the proposals shown on the above drawings you should contact the Development Management Section, Civic Centre, 44 York Street, Twickenham, TW1 3BZ. For the avoidance of doubt the drawing numbers to which this decision refers are as follows: Loft Calculations, 82_RPR_PRPOSED _PLANS_&_ELEVATIONS_01, 82RPR_EXSISTING_ELEVATIONS_01 & 82RPR_PLAN_EXSISTING 01 received on 19 Aug 2026, 82RPR_EXSISTING_and PROPOSED_SIDE_ELEVATIONS_01 received on 27 Aug 2026 and email dated 01 Sep 2026 confirming rooflight protrusion.
  3.
