  3. The proposal, by reason of its unacceptable siting, scale and design, would represent an unsympathetic and visually obtrusive form of development that is to the detriment of the host property and wider street scene. As such, the proposal would be contrary to policy 28 of the Local Plan (2025) and the Council's 'House Extensions and External Alterations' (2015) Supplementary Planning Document.
