  1. The works to which this Listed Building Consent relates must be begun before the expiration of three years beginning with the date of this consent. Method Statement Addendum – External Finishes, received 24th August 2026. REASON: To accord with the terms of the application, for the avoidance of doubt and in the interests of proper planning.
  3. The external surfaces of building shall not be constructed other than using the materials inspected on the 16th July 2026, as recorded in photographs, specifically the render sample panel, Fletton brick or similar to rear, cast iron effect rainwater goods, and William Blyth red handmade tile. REASON: To ensure that the proposed development is in keeping with the existing building(s) and does not prejudice the appearance of the locality.
  4. The applicant is advised that it is a criminal offence to execute or cause to be executed any works for the demolition of a Listed Building or for its alteration or extension in any manner which would affect its character as a building of special architectural or historic interest unless Listed Building Consent has been granted for those works. Conviction of such an offence may be punishable by imprisonment for up to two years.
  5. A. All new wiring and pipework, including under floor heating, to be installed within the building should not involve the cutting, notching or introduction of any holes into the existing timber frame, including floor joists, or other historic fabric. B. The position, type, and manner of installation of all new relocated services, pipework, cabling and related fittings shall be adequately specified in advance of any work being carried out, and the prior approval in writing of the Local Planning Authority must be obtained wherever these installations are to be visible or where ducts or other methods of concealment are proposed which are not indicated on approved documents. REASON: To protect the integrity of the building and significance of the listed building.
  6. No fireplace is to be removed, unless details of the proposed replacement fireplace have been submitted and agreed in writing by the Local Planning Authority. The development shall only be implemented in accordance with the approved scheme. REASON: To ensure that the proposed development does not prejudice the historic fabric and interest of the listed building.
  7. Upon completion of works and prior to the occupation of the house: 1. all internal wall panelling must be fully reinstated in accordance with the relevant method statement; 3. all timbers (including timber frame and barge boards) must be repaired and made good in accordance with the relevant method statement. 4. all other repairs as specified in the approved documents have been carried out in accordance with the relevant method statements and specifications and the built fabric otherwise made good. Reason: To ensure the integrity, character, fabric and significance of the listed building is maintained
  8. A. The proposed first and second floor windows on the rear elevation of the building hereby approved shall at no time be glazed, other than in obscured glass, in the lower four panes in each casement. B. The proposed first and second floor windows on the rear elevation of the building hereby approved shall have a fixed and unopenable casement on the right hand side when viewed from outside. The left casement in each window shall be side hung on the left hand side (when viewed from outside) and restricted in opening to 45-degrees only. REASON: To ensure that the proposed development does not prejudice the amenities of adjoining occupiers.
  9. In accordance with the National Planning Policy Framework, Richmond upon Thames Borough Council takes a positive and proactive approach to the delivery of sustainable development, by: * Providing a formal pre-application service * Providing written policies and guidance, all of which is available to view on the Council's website * Where appropriate, negotiating amendments to secure a positive decision * Determining applications in a timely manner. In this instance: * The application was acceptable as submitted, and approved without delay
