The works to which this Listed Building Consent relates must be begun before the expiration of three years beginning with the date of this consent. REASON: To conform with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans and documents, where applicable. REASON: To accord with the terms of the application, for the avoidance of doubt and in the interests of proper planning.
Prior to commencement of relevant works, the following information shall be submitted to and approved in writing by the Local Planning Authority: a) Details of the proposed hard and soft surfacing including a sample of the paving to the pedestrian path. b) Detailed drawings and materials of the proposed brick pillar which shall match as closely as possible to the boundary wall with 57 Petersham Road. The relevant works shall not be carried out other than in accordance with the approved details. Except where specified above, no new external finishes (including fenestration), including works of making good, shall be carried out other than in materials to match the existing, except where indicated otherwise on the submitted application form and/or approved drawings. REASON: To ensure that the proposed development is in keeping with the listed building.
Prior to the commencement of relevant works a detailed method statement setting out how the existing lightwell steps will be removed and how the new steps will be installed shall be submitted to and approved in writing by the Local Planning Authority. The method statement must clearly set out how the front wall of the property as well as the existing lightwell railings will be protected as part of the works. REASON: To protect the integrity of the Listed Building.
