Trees ~ The development, has failed to demonstrate that the proposal would not detrimentally impact on the health and longevity of trees to the detriment of the visual amenity of the locality and the character and appearance of the area. This proposal has failed to evidence and justify the removal of the Cabbage Palm Tree (T1). The proposal therefore is contrary to, in particular, London Plan (2021) Policy G7 (Trees and Woodland) and LBRUT Local Plan (2025) Policy 42.
The proposed single storey rear extension, by reason of its combined siting, depth, height and massing, would result in an overbearing and visually intrusive form of development that would be detrimental to the amenity of the neighbouring occupiers at No. 51 Copthall Gardens. In addition, the proposal would lead to a harmful loss of daylight and sunlight to this neighbouring property, further exacerbating the adverse impact on residential amenity. Therefore, the proposal is in conflict with Policies 46 and 53 of the LBRUT Local Plan (2025) and the House Extensions and External Alterations SPD.
