The proposed outbuilding, by reason of its siting, scale, bulk and massing, would represent an overly dominant and incongruous form of development that would negatively impact the character and appearance of the host property and wider locality. As such, the proposal would be contrary to the NPPF, Policy 28 of the Local Plan (2025) and the House Extensions and External Alterations SPD (2015).
The proposed outbuilding by reason of its scale, depth, height and siting on the shared boundary would result in a dominant addition which has the potential to appear visually intrusive, restrict sunlight/daylight and create a sense of enclosure to the ground floor rear window and external private amenity space serving 5 and 6 Beverley Road. As such, the proposal would be contrary to the NPPF (2024), Policy 46 of the Local Plan (2025) and the House Extensions and External Alterations SPD (2015)
