Permission to use the dwellinghouse as a dwellinghouse was not granted only by virtue of Class M, N, P, or Q of Schedule 2 Part 3 (change of use) - Complies Must not exceed height of highest part of existing roof – Complies Must not extend beyond the plane of any existing roof slope which forms the principal elevation of the dwellinghouse and fronts a highway - Complies Maximum volume is 40 m3 for terrace houses and 50 m3 in other cases - Complies Volume of rear dormer = W= 6.3 m * D= 4.0 m * H= 2.6 m = 65.52 m3 / 2 = 32.76 m3 < 40 m3 Must not involve installation, alteration or replacement of a veranda, balcony or raised platform, microwave antenna, chimney, flue or soil and vent pipe - Complies Must not be in a Conservation Area – Complies The materials used in any exterior work shall be of a similar appearance to those used in the construction of the exterior of the existing dwelling house – Complies Any window facing the side should be obscure glazed and non-opening up to 1.7 m above the floor – Complies The roof pitch should match the pitch of the original dwelling as far as practicable – Complies Other than in the case of a hip to gable enlargement, the edge of the enlargement closest to the eaves of the original roof shall, so far as is practicable, be not less than 20 cm from the eaves of the original roof – Complies Overall Conclusion: Permitted
  3. Schedule 2 Part 1 Class C of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Permission to use the dwellinghouse as a dwellinghouse was not granted only by virtue of Class M, N, P, or Q of Schedule 2 Part 3 (change of use) - Complies Does not protrude more than 0.15 metres beyond the plane of the slope of the original roof when measured from the perpendicular with the external surface of the original roof – Complies Must not be higher than the highest part of the original roof – Complies Must not include a chimney, flue or soil and vent pipe or solar photovoltaics or solar thermal equipment – Complies Any window facing the side should be obscure glazed and non-opening up to 1.7 metres above the floor of the room in which the window is installed - Complies Overall Conclusion: Permitted
  4. The proposals constitute permitted development, by virtue of Schedule 2 Article 3, Part 1, Classes B and C of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
