Planning conditions
  1. The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: PL.1 Rev A, PL.2 Rev A, PL.3 Rev A, Design and Access Statement, Planning Fire Safety Strategy, Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
  3. The external materials to be used in the construction of the development hereby permitted shall accord with the specification stated in the planning application form submitted with the application unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the that the development accords with the terms of the application and to ensure that the development has a satisfactory appearance and comply with LP26 of the Council’s Local Plan.
  4. Before the development hereby permitted commences at the site, an Arboricultural Method Statement and Tree Protection Plan in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' for all the trees located within and on the redline boundary of the site at 187, Havering Gardens, Chadwell Heath, Romford, RM6 5AR, shall be submitted to and approved in writing by the Local Planning Authority. The protection measures and working methods as approved shall be undertaken at the site before any work in connection with the development hereby permitted commences at the site, and shall be retained/executed for the entire period of the duration of any work at the site, in connection with the development hereby permitted, within the fence or other means of enclosure surrounding the trees, no activities associated with building operations shall take place unless previously agreed in writing by the Local Planning Authority. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policies LP26 and LP38 of the Council’s Local Plan and Policy G7 of the London Plan.

  7. The dwelling house, as enlarged and/or altered in accordance with this permission, shall only be used as a single unit of accommodation, and shall not be subdivided, separated or altered in any way so as to create two or more separate units of accommodation, without further grant of planning permission. Reason: In order to prevent the creation, by conversion, of additional and inappropriate units of accommodation at this site, which may lead to an over intensive use of the site and to comply with Policies LP5 & LP23 of the Council’s Local Plan and Policy 6.13 of the London Plan.
  8. There are public sewers crossing or close to your development. If you're planning significant work near our sewers, its important that you minimize the risk of damage. Thames Water will need to check that your development doesn’t reduce capacity, limit repair or maintenance activities, or inhibit the services we provide in any other way.
