Planning conditions
  1. in accordance with plans 1261 - 50 (A), 1261 - 53 (A) EXISTING ELEVATIONS, 1261 - 53 (A) PROPOSED ELEVATIONS, 1261-10, and Planning Statement.
  2. Notwithstanding the inconsistent proposed elevations, in the absence of sufficient and robust justification, the proposed increase in parapet height would result in an excessive, visually dominant and incongruous form of development that would be out of keeping with the scale, character and appearance of the host building and surrounding area. Furthermore, the proposal would create an unduly enclosed and overshadowed rooftop terrace, resulting in a poor-quality amenity space to the detriment of future occupiers. The proposal is therefore contrary to Policies LP29 of the Council's Local Plan; Policies D3 and D6 of the London Plan; and P3, and DP3 of the NPPF 2026.
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
