- in accordance with plans DHA/252A/01, DHA/252A/02, DHA/252A/03, DHA/252A/04, Location Plan, Existing Block Plan, and Reasonable Exemption Statement
- The combination of the front porch, the front canopy and the patio proposed, by reason of their excessive depth, width, design and external appearance, would be an intrusive and incongruous development, out of scale and character with the prevailing pattern of development in the surrounding area, detrimental to the character of the original dwelling and the character of the wider street scene, contrary to Policies DP3 of the NPPF (2026) and the Council's Housing Design SPD (2019).
- Notwithstanding the plans approved under planning application 2724/22, the front canopy has still been built without planning permission. Officers therefore are not convinced that such unauthorised development was not unintentional. In accordance with Policy DM8 of the NPPF (2026), substantial weight has been given to this fact which is in favour of a refusal.
