The details submitted with this application are insufficient and inaccurate because they fail to provide satisfactory evidence to demonstrate that the proposed outbuilding would not have a serious and adverse effect on the mature trees in proximity of the development areas/ with the side and rear boundaries of the application site, and without which this Council is unable to fully assess the application. Thus, it is contrary to the requirements Policies LP24 and LP38 of the Local Plan, and Policy G7 of the London Plan, and Policy N2 of the NPPF 2026.
The proposed single-storey rear extension by reason of its excessive depth, height and position on the shared side boundary with No. 18 Cottesmore Avenue, Clayhall, Ilford, IG5 0TG, would result in detrimental harm to the amenity of occupies of this property by reason of its excessive dominance that would result in an unacceptable impact on the outlook, and increased sense of enclosure. Thus, the proposal would be contrary to Policies LP30 of the Redbridge Local Plan and the Housing Design Guide SPD.
