The proposal would result in the loss of several original and distinctive architectural features that contribute positively to the cohesive character and apperance of the northern side of Queens Avenue and erode several key characteristics identified along Queens Road, causing harm to the significance of the Conservation Area. The proposal would therefore fail to preserve or enhance the character and apperance of the Conservation Area and would be contrary to Policies HE5 and HE9 of the NPPF
