The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: Existing Plans & Elevations (dated 14-09-2026), Proposed Plans & Elevations (dated 14-09-2026), Location and Block Plan (dated 14-09-2026), and Reasonable Exception Statement. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The materials to be used in the construction of the external surfaces of the extension(s) hereby permitted shall match those used in the existing building. Reason: In order to ensure that the development has a satisfactory appearance and to comply with LP26 of the Council’s Local Plan.
The first-floor west-facing window in the side elevation of the proposed rear extension hereby permitted shall be unopenable and finished in obscure glazing (to a Pilkington Level of no less than 3) oto a level of no less than 1.7m above the internal floor level of the room it serves and retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of amenities of neighbouring properties and to comply with Policy LP26 of the Council’s Local Plan.
The dwelling house, as enlarged and/or altered in accordance with this permission, shall only be used as a single unit of accommodation, and shall not be subdivided, separated or altered in any way so as to create two or more separate units of accommodation, without further grant of planning permission. Reason: In order to prevent the creation, by conversion, of additional and inappropriate units of accommodation at this site, which may lead to an over intensive use of the site and to comply with Policies LP5 & LP23 of the Council’s Local Plan and Policy 6.13 of the London Plan.
