The proposed combined two storey and first floor side (/rear) extensions, by reason of their excessive depth, height and width on the shared boundary with no. 21 Blake Hall Cresent, would introduce a significant increase in built form which would be out of scale and character with the host property as well as neighbouring dwellings, having a significant impact on the amenities to the occupiers of no. 21 Blake Hall Crescent in terms of overbearingness, increased sense of enclosure, and loss of light. Additionally, the development would detract from the character and appearance of the Aldersbrook and Lake House Conservation Area. Thus, the development is contrary to Policy HC1 of the London Plan, Local Plan Policy LP30, and NPPF Policies DP3, HE5 and HE6.
