The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: Fire Safety Strategy, Site Location Plan, 2342 BP2, EX1, EX2, EX3, EX4, EX5, EX6, PC1, PC4, PC5, PC6, PC7, TP1 Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The roof area of the single storey extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority. Reason: In order to protect the privacy and amenities enjoyed by occupants of neighbouring property and to comply with Policy LP26 of the Council’s Local Plan.
The external materials to be used in the construction of the development hereby permitted shall accord with the specification stated in the planning application form submitted with the application unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the that the development accords with the terms of the application and to ensure that the development has a satisfactory appearance and comply with LP26 of the Council’s Local Plan.
Before the development hereby permitted commences at the site, a Tree Protection Plan in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' for all the trees located at 60 Malford Grove, E18 2DY, shall be submitted to and approved in writing by the Local Planning Authority. The protection measures as approved shall be undertaken at the site before any work in connection with the development hereby permitted commences at the site, and shall be retained for the entire period of the duration of any work at the site, in connection with the development hereby permitted, within the fence or other means of enclosure surrounding the trees, no activities associated with building operations shall take place unless previously agreed in writing by the Local Planning Authority. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policies LP26 and LP38 of the Council’s Local Plan and Council’s and Trees and Landscaping Supplementary Planning Document Adopted June 2006. The objectives and purposes of this condition are such that it is required to be complied with before commencement. As such, those objectives and purposes would not be met if expressed other than as a pre-commencement condition.
During construction of the development hereby permitted, any trees within or near to the site shall be protected in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction'.
