The proposed front gable extension, rear dormer and hip-to-gable roof alterations, by reason of their excessive scale, bulk, height, massing and lack of subservience to the host dwelling, would result in a dominant, visually intrusive and incongruous form of development that would fundamentally alter the character and appearance of the original dwelling. The proposal would be highly visible within the street scene, particularly due to the property's prominent corner location, and would fail to respect the established character of the surrounding area. Thereby failing to comply with NPPF policies L2, DP3 and LP30 of the Local Plan.
