- The proposed single-storey rear/side extension, by virtue of its excessive height, depth and position close along the shared boundary with No. 109 De Vere Gardens, would be an intrusive and unneighbourly addition as well as having a serious and adverse effect on the amenities enjoyed by occupants and will cause a severe and unacceptable loss of outlook and daylight/sunlight and a significant increase in sense of enclosure to the adjacent neighbour at No. 109, which is contrary to Policies DP3, D3 and P3 of the NPPF (2026) and Policy LP30 of the Local Plan and Housing Guide SPD (2019). .
