The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: 26/017/007, 26/017/008, 26/017/009, Reasonable Exception Statement, and Arboricultural Impact Assessment – 26-5837-06-71 (by ROAVR). Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The external materials to be used in the construction of the development hereby permitted shall accord with the specification stated in the planning application form submitted with the application unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the that the development accords with the terms of the application and to ensure that the development has a satisfactory appearance and comply with LP26 of the Council’s Local Plan.

During construction of the development hereby permitted, the trees located adjacent 24, Loxford Lane, Ilford, IG1 2PJ shall not be lopped or felled without the written consent of the local planning authority. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policy LP38 of the Council’s Local Plan, Policy G7 of the London Plan, and Policy N2 of the NPPF.
The protection measures set out in the Arboricultural Impact Assessment – 26-5837-06-71 (by ROAVR) and including the Tree Protection Plan drawing no. 26_5837_06_71 Rev. 1, listed under condition 2 above shall be implemented prior to any below ground works associated with the development hereby permitted and shall be retained for the entire period of the duration of any work at the site, in connection with the development hereby permitted. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policy LP38 of the Council’s Local Plan, Policy G7 of the London Plan, and Policy N2 of the NPPF.
