The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: JS/SP/1952/1/00; JS/SP/1952/1/01; JS/SP/1952/1/02; JS/SP/1952/1/03; JS/SP/1952/1/04; JS/SP/1952/1/05; JS/SP/1952/1/06; JS/SP/1952/1/07; JS/SP/1952/1/08; JS/SP/1952/1/09; JS/SP/1952/1/10; JS/SP/1952/1/11; JS/SP/1952/1/12; JS/SP/1952/1/13; JS/SP/1952/PL09; JS/SP/1952/PL10; JS/SP/1952/PL11; JS/SP/1952/PL12; Arboricultural Report and Tree Condition Survey for Proposed Extensions; and Heritage Statement. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The materials to be used in the construction of the external surfaces of the extension(s) hereby permitted shall match those used in the existing building. Reason: In order to ensure that the development has a satisfactory appearance and to comply with DP3 of the NPPF 2026.
Before the development hereby permitted commences at the site, a scheme in accordance with the requirements of BS 5837 (2012) 'Trees in Relation to Design, Demolition and Construction' for all the trees located XXX shall be submitted to and approved in writing by the Local Planning Authority. The protection measures as approved shall be undertaken at the site before any work in connection with the development hereby permitted commences at the site, and shall be retained for the entire period of the duration of any work at the site, in connection with the development hereby permitted, within the fence or other means of enclosure surrounding the trees, no activities associated with building operations shall take place unless previously agreed in writing by the Local Planning Authority. Reason: In order to maintain the existing vegetation at the site, which makes an important contribution to the character of the area, and to accord with Policies LP38 of the Council’s Local Plan, N2 of the NPPF 2026, and Council’s and Trees and Landscaping Supplementary Planning Document Adopted June 2006. The objectives and purposes of this condition are such that it is required to be complied with before commencement. As such, those objectives and purposes would not be met if expressed other than as a pre-commencement condition.
