Planning conditions
  1. in accordance with plans, D01, D02, D03, D04, D05, D06, D07, D08, HMO Management Plan, Planning Statement, Waste Management Plan
  2. The proposed development involves the loss of a larger family home in a location which the Council considers positively contributes to the Borough's housing need. As such, this proposal fails to comply with Policiy LP5 of the Local Plan and the Housing Needs identified in the 2023 Strategic Housing Market Assessment (SHMA).
  3. The proposed small HMO, due to the failure to meet minimum bedroom sizes and comply with the totality of nationally described space standards (2015), would result in substandard residential accommodation, to the detriment of the amenities of occupants of the development. The proposal is contrary the Council's Housing Design Supplementary Planning Document, Policy LP29 of the Local Plan, and Policy D6 of the London Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
