The roof area of the single storey extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority. Reason: In order to protect the privacy and amenities enjoyed by occupants of neighbouring property and to comply with DP3 of the NPPF.
No windows, doors or openings of any kind, including those permitted by the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Statutory Instrument revoking, re-enacting or amending that Order), shall be inserted in the flank walls of the extension hereby permitted, without the grant of a further specific permission from the Local Planning Authority. Reason: In the interests of protecting the privacy and amenities of the occupants of neighbouring property and to comply with DP3 of the NPPF.

The proposed window in the property's revised side elevation fenestration shall be unopenable and finished in obscure glazing or some other form of opaque or solid finish and retained as such unless otherwise agreed in writing by the Local Planning Authority.
