Planning conditions
  1. in accordance with plans C211/24/3 Issue A; C211/24/4 Issue A; C211/24F Issue A; Site Location Plan; Crime Prevention and Safer Places Statement; Planning Statement; Waste Management Plan; Flood Risk Assessment; and Fire Safety Statement
  2. The scheme would involve the loss of a single-family house which would deprive the borough of a size and quality of single-family housing in high need in the borough, to be replaced with a C2 (Childrens’ Care Home) use for which there is no demonstrable need in the Borough. Additionally, and in the absence of adequate supporting evidence to demonstrate to the contrary, the proposal does not demonstrate that there would be no detrimental impact on the amenity enjoyed by neighbouring residents given additional comings and goings by staff and other visitors. Thus, the proposal would conflict with the aims of Policy HO7 of the NPPF (2026), Policy H12 of the London Plan, and Policies LP5, and Policy LP4 of the Council’s Local Plan.
