The proposed canopy would unacceptably impact pedestrian flow and create further accessibility issues along this stretch of Green Lane pavement, especially in combination with existing street furniture, contrary to Redbridge Local Plan Policies LP9 and LP22; London Plan Policies SD8, D8 and T2; and Policies DP3, TR1 and TR4 of the NPPF (2026).
Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
The proposal, by reason of its projection, prominence and non-subservient design, would result in additional visual clutter and fail to integrate effectively with the host shopfront, detrimental to the visual amenity of this parade and streetscene; the original character and pattern of development on Green Lane, contrary to Policies LP26 and LP28 of the Redbridge Local Plan; Policy D3 of the London Plan; and Policy DP3 of the NPPF (2026).
