Planning conditions
  1. in accordance with plans Design and Access Statement, Planning Statement, Fire Safety Strategy, DWL 01, DWL 02, DWL 03, DWL 04, DWL 05
  2. The proposed development by reason of the lack of private amenity space for flat 2 (the family sized unit) as well as the lack of internal space for the signle bedroom to Flat 2, would result in a sub-standard quality of residential accommodation detrimental to the amenities enjoyed by prospective occupants of the development. Thus, it would be contrary to Policies LP6 (e), and LP29 of the Council's Local Plan, Policy D6 of the London Plan, the Nationally Described Space Standards, and Policy DP3 of the NPPF 2026.
  3. In the absence of appropriate mitigation, the proposal would have an unacceptable impact on the Epping Forest SAC, and as such it is contrary to Policy LP39 of the Council's Local Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework.
