Decision & conditions

Planning conditions
  1. The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: 0659_00_EX002 (Existing Ground Floor Plan), 0659_00_EX002 (Existing Rear Section BB), 0659_00_EX003, 0659_00_EX004, 0659_00_EX101, 0659_00_OA002 (Proposed Ground Floor Plan), 0659_00_OA002 (Proposed Rear Section BB), 0659_00_OA003, 0659_00_OA004, 0659_00_OA101, 0659_98_001, 0659_98_010a, and Reasonable Exception Statement. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
  3. The materials to be used in the construction of the external surfaces of the extension(s) hereby permitted shall match those used in the existing building. Reason: In order to ensure that the development has a satisfactory appearance and to comply with LP26 of the Council’s Local Plan.
  4. The dwelling house, as enlarged and/or altered in accordance with this permission, shall only be used as a single unit of accommodation, and shall not be subdivided, separated or altered in any way so as to create two or more separate units of accommodation, without further grant of planning permission. Reason: In order to prevent the creation, by conversion, of additional and inappropriate units of accommodation at this site, which may lead to an over intensive use of the site and to comply with Policies LP5 & LP23 of the Council’s Local Plan and Policy 6.13 of the London Plan.
  5. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/
  6. Building Regulations approval The applicant should be aware that Building Regulations approval will be required for most types of building work. Please see information and how to apply for Building Regulation consent at: https://www.redbridge.gov.uk/planning-and-building/building-control/ or for further assistance contact the Building Control Section. e-mail: Buildingcontrol@redbridge.gov.uk Telephone: 020 8708 2529.
  7. Thames Water (Public Sewers) There are public sewers crossing or close to your development. In order to protect public sewers and to ensure that Thames Water can gain access to those sewers for future repair and maintenance, approval must be sought from Thames Water where the erection of a building or an extension to a building or underpinning work would be over the line of, or would come within 3 metres of, a public sewer. Thames Water will usually refuse such approval in respect of construction of new buildings, but approval may be granted in some cases for extensions to existing buildings. The applicant is advised to contact Thames Water Developer Services on 0845 850 2777 to discuss the options available at this site.
  8. Thames Water (Surface Water Drainage) With regard to surface water drainage it is the responsibility of a developer to make proper provision for drainage to ground, water courses or a suitable sewer. In respect of surface water it is recommended that the applicant should ensure that storm flows are attenuated or regulated into the receiving public network through on or off site storage. When it is proposed to connect to combined public sewer, the site drainage should be separate and combined at the final manhole nearest the boundary. Connections are not permitted for the removal of groundwater. Where the developer proposes to discharge to a public sewer, prior approval from Thames Water Developer Services will be required. This is to ensure that the surface water discharge from the site shall not be detrimental to the existing sewerage systems. Thames Water can be contacted on 0845 850 2777.
  9. Right to Light The right to light is a legal property right and falls outside planning legislation. The owner or tenant of the obstructed property may sue, either for the removal of the obstruction or for damages.
