Planning conditions
  1. in accordance with plans 25157_004. (Rev. C), 25157_007. (Rev. A), 25157_008. (Rev. C), Design, Access & Waste Mininalisation Statement, HMO Management Plan, Fire Strategy Statement, Unilateral Undertaking, and Site Photographs
  2. The proposed large HMO, due to its insufficient number of separate communal living spaces that meet the floor area requirement, would result in substandard residential accommodation, to the detriment of the amenities of prospective occupants of the development. Thus, the proposal is contrary the Council's Housing Design Supplementary Planning Document, Policies LP26 and LP29 of the Local Plan, and Policy D6 of the London Plan.
  3. In the absence of appropriate mitigation, the proposal would have an unacceptable impact the Epping Forest SAC, and as such it is contrary to Policy LP39 of the Council's Local Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into.
