in accordance with plans SR-41 - LOC, SR-41 - P101 (2), SR-41 - P102 (3), SR-41 - P103 (1), and Planning, Design & Access Statement.
The proposed single storey rear extension by reason of its excessive depth; first floor rear extension by reason of its excessive width and gable roof design; and two storey side extension by reason of its excessive scale would be an intrusive and insubordinate additions, visually overbearing, out of scale and character with this and surrounding dwellings, as well as having an adverse effect on the visual amenities of the locality. Thus, the development would therefore be contrary to Policies LP26 and LP30 of the Local Plan, D3 of the London Plan, and the aims of the Housing Design Guidance SPD (2019).
The proposed single storey rear extension by reason of its excessive depth along the boundary with neighbouring property No. 39 Stainforth Road, would represent an unneighbourly, intrusive and overbearing form of development. The extension would result in a significant adverse impact on the outlook, as well as the level of daylight and sunlight available to the occupiers of this neighbouring property. Consequently, the proposal would provide an unacceptable standard of residential amenity and would therefore fail to accord with Policies LP26 and LP30 of the Redbridge Local Plan, Policy D3 of the London Plan, and the objectives of the Housing Design Guidance SPD (2019).
