Planning conditions
  1. in accordance with plans 873/02, 873/03, 873/04, 873/05, 873/06, 873/07, 873/08, 873/09, 873/10, 873/11, 873/12, 873/12, 873/14, 873/15, Design and Access Statement, Fire Safety Statement, and Location Plan.
  2. The proposed rear dormer over the rear gable projection, by way of its design and position, would be intrusive alteration, representing an incongruous addition that would be significantly out of character with the prevailing pattern of development in the area, as well as having an adverse effect on the visual amenities of the locality. The proposal does not complement the character of the building due to its style and prominent corner location. Thus, it is contrary to Policies LP26 and LP30 of the Local Plan, and Policy D3 of the London Plan.
  3. The proposed development, due to insufficient total floor area; inadequate bedroom floor area and width; and internal height, would result in substandard residential accommodation, to the detriment of the amenities of prospective occupants of the development. Thus, the proposal is contrary the Nationally Described Space Standards (2015), Policies LP26 and LP29 of the Local Plan, and Policy D6 of the London Plan.
