  2. The proposed two storey side / rear extension, due its excessive size, siting, Idiosyncratic and disorderly roof design and awkward relationship with the existing dwelling and neighbour at 20 Berkeley Avenue, would be a bulky, incongruous and highly intrusive addition against prevailing character of development and creating . This would cause significant damage to the character and appearance of the prominent host property and impact local visual amenity, contrary to Policy D3 of the London Plan (2021), Policies LP26 and LP30 of the Redbridge Local Plan (2018) and Redbrdige Housing Design SPD (2019).
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
