Planning conditions
  1. in accordance with plans 01 of 06, 02 of 06, 03 of 06, 04 of 06, 05 of 06, 06 of 06, HMO Management Plan, Waste Management Plan, and Reasonable Exception Statement
  2. The proposed development involves the loss of a family sized unit in a location which the Council considers positively contributes to the Borough's housing need, and does not take the opportunity to mitigate for the loss of this family home. As such, this proposal fails to comply with Policies LP5 and LP26 of the Local Plan and the Housing Needs identified in the 2023 Strategic Housing Market Assessment (SHMA).
  3. The submitted plans do not contain clear and sufficient detail of the proposed car parking arrangements in terms of the number and the location of the parking space(s), without which officers cannot robustly examine their impact on the highways and determine whether the proposal complies with Policy LP23 of the Local Plan and Policy T6.1 of the London Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
