Planning conditions
  1. in accordance with plans NH-144-PL-001, NH-144-PL-002, NH-144-Location Plan, Design and Access Statement, and Cover Letter.
  2. The proposed boundary treatment, by reason of its height, design, appearance and prominent siting, would appear as a visually intrusive and incongruous feature that would fail to respond positively to the character and appearance of the host property and the setting of the wider Wanstead Village Conservation Area. The development would be contrary to Policies LP26 and LP33 of the Local Plan, Policy D6 and HC1 of the London Plan, and Paragraphs 215 and 216 of the NPPF (Dec 2024).
  3. Insufficient information has been provided in support of the application to demonstrate that vehicles can safely enter and exit the site. In the absence of sufficient information, the Council considers that the applicant has failed to demonstrate that the proposal would not prejudice the safe and efficient operation of the highway, contrary to Policies T2, T4 and T6 of the London Plan and Policies LP22 and LP23 of the Local Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
