Decision & conditions
636818636817Decision Full Householder FULR_3300_v1.pdfPlanning conditions
- in accordance with plans A00, A01, A02, A03, A04, A05, Heritage Impact, Design & Access Statement, and Fire Safety Strategy Statement
- The proposed rear conservatory, by reason of its maximum height higher than the eaves of the original dwelling, its overall design and appearance, and the excessive cumulative depth when combined with the existing extension, would be an incongruous addition that would significantly damage the visual amenity and character of both the host property and the wider Bungalow Estate Conservation Area. As such, it would be contrary to London Plan Policy HC1, Local Plan Policies LP26, LP30 and LP33, as well as the Council’s Bungalow Estate Conservation Area Design Guide (2018).
- Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
