  1. in accordance with plans D01, D02, D03, D04, D05, D06, D07, D08, D09, D10, D11, D12, D13, D14, D15, PLANNING STATEMENT, AND Planning Fire Safety Strategy (PFSS)
  2. The proposed two-storey part rear extension, by reason of its position, size, design and external appearance, would be an intrusive alteration, out of character with this and the prevailing pattern of development in the area. Thus, it is contrary to Policies LP26 of the Local Plan and Policy D3 of the London Plan.

  4. In the absence of an accurate Unilateral Undertaking outlining appropriate mitigation, the proposal would have an unacceptable impact on the Epping Forest SAC, and as such it is contrary to Policy LP39 of the Council's Local Plan.
  5. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and and whilst pre-application discussions were entered into, this subsequent planning application did not respond postively to the officer advice provided. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
