- The first-floor rear balcony enclosure, by reason of its excessive scale, bulk, width, height, prominent appearance, and its uncharacteristic design, forms an incongruous and visually intrusive addition that fails to respect the character and appearance of the host dwelling or the established pattern of development within the area. Furthermore, by virtue of the openable flank-facing window and elevated position extending beyond the neighbouring rear projection, the development results in unacceptable overlooking and loss of privacy and perceived loss of privacy to adjoining occupiers. The proposal is therefore contrary to Policies LP26 and LP30 of the Council's Local Plan.
