The development hereby permitted shall be begun no later than the expiration of three years from the date of this permission. Reason: In order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
The development hereby permitted shall be carried out in accordance with the following approved plans: in accordance with plans, 002, 003, 004, 005, 006, 007, 008, Daylight & Sunlight, Design and Access Statement, Fire Statement / Planning Fire Safety Strategy, Materials Schedule, Refuse-Recycle and Cycle storage Statement Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
The external materials to be used in the construction of the development hereby permitted shall accord with the specification stated in the planning application form and approed plans submitted with the application unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the that the development accords with the terms of the application and to ensure that the development has a satisfactory appearance and comply with LP26 of the Council’s Local Plan.
Prior to first occupation of the site, details of revised cycle parking for the proposed flats showing how the cycle stores would be both secure and sheltered from the elements shall be submitted to and approved in writing by the Local Planning Authority. The secure and sheltered cycle parking as approved shall then be retained at the site thereafter in accordance with the approved drawings at all times, and be made permanently available and maintained for users of the development. Reason: In order to ensure the development complies with the terms of the application and with Policy LP23 of the Council’s Local Plan.
The proposed refuse storage and recycling facilities to be provided at the site as approved on the plans listed under condition 2 above, shall then be retained at the site thereafter in accordance with the approved drawings at all times. Reason: In order to ensure that any such facilities respect the visual amenity of the locality, and the amenities enjoyed by occupants of neighbouring property and to comply with the National Planning Policy Framework and with Policy LP26 of the Council’s Local Plan.
The development hereby approved shall be designed to meet water consumption target of 105 litres per person per day, with an additional 5 litres per person per day for external water use. Reason: In order to comply with London Plan Policy SI 5.
All non-CHP gas fired boilers installed in this development must achieve dry NOx emission levels no greater than 40 mg/kWh. Reason: To protect air quality and health in accordance with the aims of the Redbridge Local Plan and Air Quality Action Plan.
The development must be implemented in accordance with the provisions of the Fire Statement / Planning Fire Safety Strategy listed under condition 2 above. Reason: To ensure that the development incorporates the necessary fire safety measures in accordance with Policy D12 of the London Plan
