Planning conditions
  1. in accordance with plans: PLANNING / DESIGN & ACCESS STATEMENT 0526-05-Rev.01 June 2026; BIODIVERSITY REPORT; 0526-06-Rev. 01 June 2026; 0526-01 June 2026; 0526-02 June 2026; 0526-03 June 2026; 0526-04 June 2026; 0526-10 June 2026
  2. The proposed full width rear dormer over the main roof and two storey rear projection, by reason of their position, size and scale, would be intrusive alterations, representing an incongruous addition that would be significantly out of scale with the host property and prevailing patterns of development in the area. The proposal does not complement the character of the building due to its style and would not be subordinate to the existing building in terms of size, scale or height. Thus, it is contrary to Policies LP26 and LP30 of the Local Plan, Policy D3 of the London Plan and Housing Design Guide Supplementary Planning Document (2019)
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
