635316635313Decision Full Householder FULGC_9169_v1.pdf
Planning conditions
  1. The development hereby permitted shall be carried out in accordance with the following approved plans: NH-141-PL-001, NH-141-PL-002, NH-141-PL-003, NH-141-PL-004, NH-141-PL-005, NH-141-PL-006, Location Plan, Design and Access Statement, Retrospective Planning Statement, and Reasonable Exception Statement. Reason: In order to facilitate the use of section 73 of the Town and Country Planning Act 1990 to make minor material amendments to this planning permission.
  2. The materials to be used in the construction of the external surfaces of the extension(s) hereby permitted shall match those used in the existing building. Reason: In order to ensure that the development has a satisfactory appearance and to comply with LP26 of the Council’s Local Plan.
  3. The dwelling house, as enlarged and/or altered in accordance with this permission, shall only be used as a single unit of accommodation, and shall not be subdivided, separated or altered in any way so as to create two or more separate units of accommodation, without further grant of planning permission. Reason: In order to prevent the creation, by conversion, of additional and inappropriate units of accommodation at this site, which may lead to an over intensive use of the site and to comply with Policies LP5 & LP23 of the Council’s Local Plan and Policy 6.13 of the London Plan.
  4. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/
  5. The applicant should be aware that Building Regulations approval will be required for most types of building work. Please see information and how to apply for Building Regulation consent at: https://www.redbridge.gov.uk/planning-and-building/building-control/ or for further assistance contact the Building Control Section. e-mail: Buildingcontrol@redbridge.gov.uk Telephone: 020 8708 2529.
  6. Within 3 months of the date of this decision notice the works to implement the approved plans, including to replace the door with a window and provide an internal connection to the main house, shall be undertaken. Reason: To prevent the use as a flat of substandard quality to comply with Local Plan policies LP29 and London Plan policy D6.
