Planning conditions
  1. in accordance with plans: 26/1029/PL-1 Site Location Plan and Proposed Block Plan; 26/1029/PL-2 Existing Floor Plans; and 26/1029/PL-3 -Proposed Floor Plans;
  2. The proposed change of use of 53 Wellwood Road, Ilford, IG3 8TT to a Small House in Multiple Occupation (C4 HMO) for up to 6 persons would not constitute permitted development, by virtue of the permitted development right associated with Schedule 2, Part 3, Class L(b) of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) being removed by a borough wide Article 4 direction that became active on the 6th of December 2019. The scheme would therefore be UNLAWFUL and require full planning permission
  3. Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
