- in accordance with plans A00 (A), A01 (A), A02 (A), A03 (A), A04 (A), A05 (A), A06 (A), A07 (A), A08 (A), A09 (A), Heritage Impact Statement, Fire Safety Strategy, Biodiversity Net Gain Statement and Indicative Metric Calculation, and Biodiversity Net Gain Statement.
- The proposed single storey rear extension and sliding gates, by reason of its excessive footprint, scale and design, would represent an incongruous and inappropriate form of development that would introduce excessive bulk and massing to the rear of the site. The proposal would therefore fail to preserve or enhance the character and appearance of the Woodford Bridge Conservation Area, contrary to Policies LP26 and LP33 of the Local Plan, Policy HC1 of the London Plan, and Policy HE6 of the NPPF (2026).
- The proposed single storey rear extension, by reason of its scale, siting and proximity to neighbouring windows, would have a serious and adverse effect on the amenities enjoyed by occupants of No. 10-24 Morgan Way causing loss outlook, reduced access to daylight and sunlight, and an increased sense of enclosure. Thus, it is contrary to Policies LP26 of the Local Plan and P3 of the NPPF (2026).
- Redbridge Planning Service adopts a positive and proactive approach when engaging with applicants/agents in line with the National Planning Policy Framework. We encourage engagement with the pre-application service to avoid delays in the planning process. https://www.redbridge.gov.uk/planning-and-building/planning/ The proposal does not comply with policy and no pre-application discussions were entered into. The applicant is encouraged to seek pre-application advice prior to the submission of any future planning application.
- In the absence of an accurate and complete Biodiversity Metric (completed by a competent person), this Council is unable to fully assess the application. Thus, the proposal cannot be said to meet, and is therefore contrary to, the requirements of Policy G6 of the London Plan and Policy LP39 of the Council's Local Plan.
